Vacate cleaning in Perth

At Perth Cleaning Crew we clean commercial properties and rentals right across Perth, and we work with real estate agencies and property managers week in, week out.

For our real estate partners we take the whole handover: vacate and end of lease cleans, carpets, tile and grout, windows, and the properties nobody else wants to quote.

Tenants, property managers and agencies all deal with the same crew, from the quote through to the final check.

The clean

What is included in a vacate clean

A vacate clean is not a tidy up. It is every surface in the property brought back to the condition on the entry report, which is why it takes a crew most of a day.

Kitchen

  • Oven, racks, trays and inner glass degreased
  • Rangehood filters and cooktop
  • Inside and outside every cupboard and drawer
  • Splashback, sink and tapware
  • Dishwasher filter and seals

Bathroom and laundry

  • Shower screens, tiles and grout
  • Toilet, vanity and mirrors
  • Exhaust fans and vents
  • Inside cupboards and under the laundry trough

Living areas

  • Walls spot cleaned, marks and scuffs
  • Skirting boards, architraves and doors
  • Light fittings, switches and power points
  • Air conditioner filters and vents
  • Floors vacuumed and mopped, carpets steam cleaned

Windows and outside

  • Glass inside and out where it is reachable
  • Tracks, sills and flyscreens
  • Garage swept out
  • Patio, porch and entry

How it works

How a vacate clean gets booked and done

Four steps, and the only one that needs anything from you is the first.

  1. Send the address

The property, the number of rooms and your handover date. A copy of the exit condition report helps but is not required.

  2. Get a quote

Priced on the property rather than a rate card, and given as a range that allows for anything unforeseen.

  3. We clean

A crew rather than one person, working through the property room by room against the same list every time.

  4. Photos on completion

Sent through when we finish, so you have something for the agent rather than an argument about what was done.

The bond

What actually gets a bond held back

Almost nobody loses bond over the obvious stuff. It is the same short list of things every time, and it is the list an agent walks through with the exit condition report in their hand.

  1. The oven

The single most common one. Racks and trays are easy, the inner glass and the roof of the cavity are what gets missed, and both are the first things opened at the inspection.

  2. Grout and shower screens

Soap scum on the glass and dark grout in the corners. A wipe down will not shift either, and mould in the silicone has to be treated rather than scrubbed.

  3. Window tracks and flyscreens

Almost always skipped and almost always checked. Tracks need a brush and a vacuum, not a cloth, and flyscreens have to come out to be done properly.

  4. Walls, skirtings and doors

Scuffs behind furniture, marks around light switches, dust along the top of every skirting and door frame. Nothing here is hard, there is just a lot of it.

  5. Light fittings and exhaust fans

Fittings full of dust and insects, and bathroom fans nobody has touched in years. Both are visible from the doorway once you know to look up.

  6. The garage and outside

Cobwebs under the eaves, oil marks on the garage floor, leaves in the patio corners. The clean does not stop at the back door.

We work through the same list on every job, in the same order, which is why nothing on it gets left.

Before you pay for anything

Half of what people fix was never theirs to fix

Almost every Perth lease asks for the property back in the condition it started in, fair wear and tear excepted. That last phrase is doing a lot of work, and it is the reason people pay to repair things they were never on the hook for.

Not yours

Fair wear and tear. What happens to a house by being lived in.

  • Paint faded by the sun through a west-facing window
  • Carpet worn in the hallway everybody walks down
  • A door handle loosened by four years of hands

Yours

Dirt, marks and damage that were not there when you moved in.

  • The oven, the grout and the window tracks
  • Scuffs on walls and skirtings that were clean on the entry report
  • Anything the lease names specifically, usually the carpets

Which is which is not a matter of opinion. It is written in the entry condition report you signed, room by room, usually with photographs, and that is the document the property is measured against at the end. Send it through with the address and the clean gets done to it rather than to a generic checklist.

For property managers

Cleaning between tenancies, without the chasing

Ongoing work for property managers is core to what we do, so the process is built around how an agency actually operates.

You send the address and the exit report. We book it, do it, and send photos back so you have something to put in front of the outgoing tenant.

  • One contact

Send the job through however suits, no portal to learn

  • Photos on completion

Evidence for the file and for the bond conversation

  • Everything in one visit

Carpets, windows and ovens done by the same crew on the same day

End of lease cleaning questions in Perth

What does a vacate clean cost in Perth?

It is priced on the property rather than a flat rate per bedroom, because two identical three bedroom houses can be hours apart if one has a neglected oven and grout. Send the address, the rooms and your handover date and you get a quote before anyone turns up.

What is the difference between a vacate clean and a bond clean?

Nothing. Vacate clean is what it is called in Western Australia, bond clean and end of lease clean are the same job under different names, and you will see all three used in Perth listings.

Do I need the carpets steam cleaned?

Almost every Perth lease requires it, and most agents ask for a receipt. We do it in the same visit so there is one job and one invoice rather than two bookings.

How long does a vacate clean take?

Most of a day for a standard three bedroom house, longer if the property is in poor condition or has a lot of glass. We work as a crew rather than sending one person for two days.

Does the property need to be empty?

Yes, or as close to it as possible. Anything still in the property has to be cleaned around, which takes longer and means the surface underneath does not get done.

Do you clean walls?

Marks and scuffs are spot cleaned as part of a vacate clean. Full wall washing is a separate job and is quoted separately, because on a neglected property it can take as long as the rest of the house.

Can you do it at short notice?

Often, but handover dates cluster at the end of the month and that is when the calendar fills. The earlier you send the address through, the more likely we can hit your date.
